One town, three counties
Summerville addresses can be in Dorchester, Berkeley or Charleston County. The county changes your property taxes and which school district serves the home, so two similar houses a few miles apart can have very different costs. I confirm the county and the school district for every home before you make an offer.

A very large planned community with lakes and lots of new construction. 1,147 sales, about one in five of all Summerville sales, from $230K to $883K.
Nexton
A newer planned community off I-26 with its own shops and restaurants. 617 sales from $250K to $1.06M.
Historic District
Older homes near Hutchinson Square and Azalea Park, close to downtown restaurants and shops. Only 20 sales, from $355K to $2.65M.
Summers Corner
A planned community of single family homes, almost all built in the 2020s. 590 sales at a median of $413K, from $289K to $695K.
Carnes Crossroads
Newer single family homes and townhomes. 446 sales at a median of $450K, from $258K to $799K.
Pine Forest Country Club
An established golf course community. 41 sales from $275K to $854K.
Living in Summerville
Downtown Summerville
Hutchinson Square and the streets around it have local restaurants, coffee and shops, and Azalea Park hosts the Flowertown Festival every spring. The Sawmill Branch Trail is popular for walking and biking.
Getting around
I-26 is the main route to Charleston and the airport, and rush hour traffic on it is the biggest trade off of living here. I have buyers drive the commute at rush hour before they commit.
Flood zones and insurance
Summerville sits higher and farther from the coast than most of the Charleston area, but some streets near creeks and swamps still sit in flood zones. Before you make an offer, I pull the flood zone and get an insurance quote for the home, so the monthly cost is clear up front.
