Charleston Homes with a Dock
By Blake Heron, Realtor, Heron Homes CHS with eXp Realty.
Every number on this page comes from single family homes that sold in the past 12 months and were marked in the Charleston MLS as having an existing dock, from Mount Pleasant and Daniel Island to James Island, Johns Island, West Ashley and Edisto.
Blake's read on the market. Mount Pleasant was the biggest market for dock homes, with 58 sales at a median of $2.38M, and 17 of them were in Dunes West. Among areas with 10 or more sales, the most accessible dock homes were in West Ashley, at a median of $1.01M, with James Island and Hollywood, Meggett and Ravenel both at $1.35M, and 39 dock homes across the area sold under $1M. Deep water is where the price jumps. Homes marked deep water sold at a median of $2.16M, against $1.38M for the other dock homes, and homes with a boat lift sold at a median of $2.7M.

What to know before you buy a dock home
Deep water or not
A dock is only as useful as the water under it. 110 of these homes were marked deep water in the MLS and 102 were not. I check the water at low tide and what boat the dock can really handle before you make an offer.
Dock condition and permits
Docks in South Carolina are permitted by the state, and repairs or extensions can need permits too. I pull the permit history and have the dock, lift and pilings inspected along with the house.
Flood and insurance
Waterfront homes often sit in flood zones, and insurance costs vary widely from one lot to the next. I pull the flood zone, elevation and an insurance quote for every home before you make an offer.
Shared or private
The MLS also marked 49 attached homes with a dock, including 24 on Daniel Island, 23 of them new construction townhomes at The Marshes on Etta Way and Fairbanks Drive, where the listings describe a community deepwater dock on the Wando River. With an attached home, I confirm who owns the dock, who maintains it and whether a slip comes with the home.
Buying or selling on the water
Every dock home prices differently, by water depth, dock, lift and lot. I will walk you through the recent sales that matter for your exact home or search. Call or text Blake Heron at 843-718-6338. Heron Homes CHS, eXp Realty.
