Charleston New Construction Homes, Communities and Builder Offers
By Blake Heron, Realtor, Heron Homes CHS with eXp Realty.
Every number on this page comes from new homes for sale in the Charleston MLS, built in 2025 or later, across the Charleston area from Summerville and Moncks Corner to James Island, Johns Island and Mount Pleasant. The builder offers come straight from each builder’s own website.
Blake's read on the market. New construction around Charleston is a buyer friendly market right now. 465 of the 1,054 new homes for sale have already come down from their original price, with a median cut of $20,000. Lennar has cut the price on about 3 of every 4 of its listings. Almost half of the new homes for sale are in Summerville, 496 of them, and the median list price there is $433K. Closer in, new homes are scarce and cost more, with a median of $824K in Charleston, which includes James Island and West Ashley, and $884K on Johns Island.

What builders are offering buyers right now
Checked on each builder’s website October 22, 2026. Offers apply to select homes, change often and come with conditions, so I confirm the current terms with the sales office before you write a contract.
Savings on move in ready homes
Beazer advertises up to $62,000 on select quick move in homes at The Groves of Berkeley in Moncks Corner, from $359,900. Ashton Woods advertises up to $60,000 in savings at Tea Farm in Ravenel and up to $50,000 at Windward Village and Midtown at Nexton. K. Hovnanian advertises up to $50,000 total on select homes at Four Seasons at the Lakes of Cane Bay, a 55 and over community, with part of it reduced if you do not use their lender or pay cash.
Design credits
David Weekley advertises up to $25,000 in Design Center credit on select Charleston area homes purchased by December 31. Beazer advertises up to $30,000 toward design options at The Groves of Berkeley.
Closing cost help
Ashton Woods advertises up to $10,000 toward closing costs at Hammock Walk at Nexton, along with new pricing.
Military and hometown heroes
D.R. Horton offers up to $5,000 toward a fence for military members and veterans on select inventory homes, with a contract on or after October 1 and closing by December 31, 2026. David Weekley offers $1,000 in flex dollars for teachers, medical staff, police and military.
Builder lender incentives
Several builders, Ashton Woods among them, advertise special financing through their own lender. Those savings usually shrink or disappear with an outside lender, so I compare the builder package against an outside quote before you sign.

What to know before you walk into a model home
The sales agent works for the builder
The friendly person in the model home represents the builder. Check a builder’s agent registration rules before your first visit, since some only work with an agent who came to that first visit.
Compare the whole package
A price cut, closing cost help and a builder lender incentive can be worth very different amounts. I line them up side by side so you can see which one actually saves you the most.
Still get an inspection
New homes have punch list items too. I recommend an independent inspection before closing and again before the one year warranty ends.
Check the community rules
HOA dues, future phases, amenity fees and flood zones vary a lot from one community to the next. I pull them for every home you are serious about.
