Charleston Homes with a Pool, What They Sell For by Area
By Blake Heron, Realtor, Heron Homes CHS with eXp Realty.
Every number on this page comes from single family homes that sold in the past 12 months and were marked in the Charleston MLS as having a private in ground pool, from Summerville and North Charleston to Mount Pleasant, the islands and downtown.
Blake's read on the market. Pool homes here split into two markets. 213 of the 681 sold for $2.5M or more, mostly in Mount Pleasant, downtown, Daniel Island and the islands. At the other end, 188 sold under $750K, and 145 of those were in Summerville, North Charleston and Hanahan. Across those three areas, pool homes sold at a median of $560K. Mount Pleasant was the biggest single pool market, with 194 sales at a median of $1.99M, led by Dunes West and Carolina Park. Pools are still uncommon. Only about 6 in 100 single family homes sold in these areas were marked with one.

What to know before you buy a pool home
Private or community pool
Many Charleston neighborhoods have a community pool instead of private ones. This page counts only homes marked with a private in ground pool, and listing agents do not mark every one.
Inspect the pool too
Ask whether your home inspector covers the pool and its equipment, or add a separate pool inspection. Pumps, heaters, surfaces and leaks are where the repair bills hide.
Permits and fences
Pool and fence rules are set by each town and county here. If the pool was added after the home was built, I check that it was permitted and passed inspection before you make an offer.
