Historic District, Summerville
Summerville Historic District Homes for Sale and Neighborhood Guide
By Blake Heron, Realtor, Heron Homes CHS with eXp Realty.
The Historic District is the older heart of Summerville, near Hutchinson Square and Azalea Park. More than half of the homes sold here in the past year were built before 1940.
Blake's read on the market. The Historic District is the highest priced Summerville neighborhood I track, and a small market. All 20 sales were single family homes, at a median of $890K, more than double the $415K median for single family homes across Summerville. The top sales were $2.65M on Sumter Avenue and $1.79M on South Main Street, both in homes built in the 1890s. 18 of the 20 homes sold below their list price, at a median of 97% of list after about 44 days.

Flood zones in the Historic District
Homes sold in the past 12 months, by FEMA flood zone
None of the 20 homes sold here in the past 12 months sit in a high risk flood zone on FEMA’s current map, so most lenders do not require flood insurance. All 20 sit in the minimal risk zone. A zone describes the land, not the house, and flood insurance is still available and worth pricing.
Have a home in the Historic District in mind. Text me the address at 843-718-6338 and I will pull its flood zone and the elevation certificate if one exists, and connect you with a licensed insurance agent for a flood quote.

What to know before you buy in the Historic District
Historic homes
Half of the homes sold here in the past year were built more than 100 years ago. I have buyers get a full inspection and check the roof, foundation, wiring and plumbing before they commit.
Historic rules
Exterior changes in a historic district can need town approval. I check what applies to every home before you make an offer.
County and schools
Summerville spans Dorchester, Berkeley and Charleston counties. The county a home sits in affects taxes and school assignment, so I confirm both for every home before you make an offer.
Living in the Historic District
Day to day
Hutchinson Square, Azalea Park and the restaurants and shops of downtown Summerville are all close by.
Getting around
I-26 is the main route toward North Charleston, the airport and downtown Charleston, and rush hour traffic on it is the biggest complaint I hear. I have buyers drive the commute before they commit.
