What homes sell for on Johns Island

The median is only the middle sale. Johns Island has a bigger high end than most people expect. In the past year about one in six sales closed at $1.2M or more, more than closed between $800K and $1.2M. Here is how every closed sale broke down.

Two very different markets

Closer in

Maybank Highway, River Road and Main Road.

Many of the newer neighborhoods and townhomes are here, closer to James Island and West Ashley, with shorter drives into town.

Toward Kiawah and Seabrook

Bohicket Road and the Kiawah River.

Larger lots, water and golf communities, and much of the island's high end. The drive to downtown is longer, and the trade is space, water and quiet.

Kiawah River

A newer community along the Kiawah River. 46 sales, from $1.15M to $4.86M, at a median of $1.66M.

Headquarters Plantation

Established single family homes, 7 of the 15 sales marked marsh front in the MLS. Median $1.3M, top sales $2.75M.

Briars Creek and Cassique

Private golf communities near Kiawah. Few homes change hands. Briars Creek had 3 sales, all above $2.8M, and the top sale on the island was $7.5M in Cassique.

Indigo Grove

The busiest neighborhood on the island, with 63 new construction sales from $490K to $856K, townhomes and single family.

Sea Island Preserve

New construction single family homes. 54 sales at a median of $778K, from $565K to $1.25M.

St. Johns Lake

Single family homes built in the 2010s and 2020s. 22 sales at a median of $655K, up to $825K.

Townhomes and first homes

83 homes sold under $400K. The most were in Indigo Hall at Hope Plantation with 15, Marshview Commons with 10 and Twelve Oaks with 9.

Living on Johns Island

Outdoors

The Angel Oak, one of the oldest live oaks in the South, is here. So are farm stands, marsh, creeks and Bohicket Marina, with Kiawah, Seabrook and Folly Beach all close by.

Getting around

Maybank Highway and River Road are the main routes toward James Island and downtown, and traffic on them is the biggest complaint I hear. I have buyers drive the commute at rush hour before they commit.

City or county

Parts of Johns Island are in the City of Charleston and much of it is unincorporated Charleston County. Which one a home sits in affects taxes, trash and what you can build, so I confirm it for every home before you make an offer.

Flood zones and insurance

Marsh and creek front streets on Johns Island can sit in flood zones while homes nearby do not, and insurance costs follow. Before you make an offer, I pull the flood zone and connect you with a licensed insurance agent for a quote, so the monthly cost is clear up front.

Schools
