Ravenel and Hollywood are small Charleston County towns past Rantowles Creek, west of West Ashley along Highway 17 and SC 162, with Meggett and Adams Run nearby. The MLS groups them as West of the Ashley beyond Rantowles Creek, and the market splits two ways, new construction neighborhoods in Ravenel and preowned homes on land and water around Hollywood and Meggett.
Blake's read on the market. On price, this is the closest match to Summerville of any area on my Charleston vs Summerville page. Single family homes sold at a median of $423K with 2,019 square feet, against $415K and 2,197 square feet in Summerville. Most of that is new construction, and 183 of the 230 new homes sold in two Ravenel neighborhoods, Hillcrest and Tea Farm. Preowned is a different market. Preowned single family homes sold at a median of $689K with 2,300 square feet, the 52 single family homes on an acre or more sold at a median of $730K, and the 14 homes marked with a dock sold at a median of $1.35M.

All new construction in Ravenel, 106 sales at a median of $389K, from $330K to $433K, with homes from 1,249 to 2,361 square feet.
Tea Farm
All new construction in Ravenel, 77 sales. The 55 single family homes sold at a median of $441K and the 22 attached homes at $335K.
Stono Ferry
Mostly preowned homes in Hollywood, 24 sales at a median of $725K, including the top sale of the year at $2.3M on Hideaway Pointe, marked with a dock. Plantation at Stono Ferry added 6 sales at a median of $1.19M.
Poplar Grove
Larger single family homes, 11 sales at a median of $884K, from $680K to $1.68M.
What to know before you buy in Ravenel and Hollywood
New construction or preowned
230 of the 361 sales were new construction, mostly in Hillcrest and Tea Farm, and 131 were preowned. Builder contracts and incentives work differently from a preowned sale, and my new construction guide walks through it.
Land, wells and septic
Outside the neighborhoods, 60 of the 361 sales sat on an acre or more. Some homes use a well and septic system instead of public water and sewer, so I confirm the utilities, the survey and any restrictions for every home.
Flood and insurance
Homes near the Stono River, the creeks and the marsh can sit in a flood zone while homes farther inland do not. I pull the flood zone for every home and connect you with an insurance agent for a quote before you make an offer.
Living in Ravenel and Hollywood
Day to day
Caw Caw Interpretive Center in Ravenel is a Charleston County park with trails and boardwalks through wetlands and forest. Meggett County Park in Meggett and the West County Aquatic Center in Hollywood are county parks too.
Getting around
Highway 17 runs through Ravenel toward West Ashley and downtown Charleston, and SC 162 and SC 165 serve Hollywood. The area is in the Charleston County School District, with Baptist Hill Middle and High School in Hollywood.
