Mount Pleasant Homes for Sale and Neighborhood Guide

By Blake Heron, Realtor, Heron Homes CHS with eXp Realty.

Mount Pleasant sits across the Ravenel Bridge from downtown Charleston, between Charleston Harbor, the Wando River and the marsh behind Sullivan's Island and Isle of Palms. It is the busiest market on my Market page, with almost 2,000 sales in the past year, from townhomes under $500K to waterfront homes over $7M.

Mount Pleasant prices right now. In September 2026, the median sale price in Mount Pleasant was $940K, all residential, Charleston MLS. See how Mount Pleasant compares to nine other Charleston areas.

What homes sell for in Mount Pleasant

The median is only the middle sale. About one in eight Mount Pleasant sales in the past year closed at $2M or more, and a few more than that closed under $500K. Here is how every closed sale broke down.

Three parts of town

Mount Pleasant is big, and where you land changes the price, the commute and the feel.

Near the bridge

Old Village, Shem Creek and the harbor.

The oldest part of town, closest to downtown. Historic homes, harbor views and the restaurants on Shem Creek. Many of the highest priced sales in town happen here, and lots and flood zones vary street to street.

The middle

I'On, Snee Farm, Hobcaw and the Rifle Range and Mathis Ferry corridors.

Established neighborhoods with mature trees, golf, and water on the Wando side. A short drive to the bridge and to the beaches on Sullivan's Island and Isle of Palms.

North Mount Pleasant

Park West, Dunes West, Carolina Park and the Highway 41 corridor.

Larger planned communities with pools, parks and newer homes, and the widest range of prices. The drive downtown is longer, so I have buyers test it at rush hour before they commit.

Living in Mount Pleasant

On the water

Shem Creek has the restaurants, docks and boardwalk. The Pitt Street Bridge park in the Old Village and Memorial Waterfront Park under the Ravenel Bridge are where locals walk at sunset. Sullivan's Island and Isle of Palms beaches are a short drive.

Getting around

The Ravenel Bridge puts downtown and MUSC close to the south end of town. Highway 17 and 526 connect you to North Charleston and the airport. Summer beach traffic and rush hour on Highway 17 and the IOP Connector are real, so I map commutes for each home you are serious about.

Flood zones and insurance

Marsh front and creekside streets in Mount Pleasant can sit in flood zones while homes a few blocks away do not, and insurance costs follow. Before you make an offer, I pull the flood zone and connect you with a licensed insurance agent for a quote, so the monthly cost is clear up front.

Schools

Mount Pleasant is served by the Charleston County School District. Attendance zones follow exact addresses and can change, so I verify the assigned schools for every home with the district before you buy.
