Sullivan’s Island is a small, quiet barrier island between Mount Pleasant and Isle of Palms, about 15 minutes from downtown Charleston. Nearly every sale is a single family home, and the town does not allow rentals shorter than 30 days, which keeps the island residential. Prices here are the highest of any area I track.

Blake's read on the market. Sullivan’s Island is more negotiable right now than most of the Charleston area. There were 33 homes for sale in September against about three sales a month, roughly 11 months of supply. Homes sold for a median 95.7% of list price after a median 48 days on the market. A well prepared buyer has real room to negotiate here right now, and sellers need sharp pricing to stand out.

What to know before you buy on Sullivan’s

No short term rentals

The town has not allowed rentals shorter than 30 days since 2001. If rental income matters to you, Isle of Palms next door allows licensed short term rentals. Co ownership arrangements have also been tested in court, so if you are considering one, talk to me first.

Building and renovating

The town has its own zoning and design review rules, and a protected maritime forest sits between many homes and the beach. If you plan to renovate or rebuild, I help you understand what is likely to be allowed before you buy.

Flood and wind insurance

Most of the island sits in a flood zone, and insurance can be one of the biggest monthly costs of owning here. I pull the flood zone, elevation details and an insurance quote for every home before you make an offer.

Living on Sullivan’s Island

Island life

Middle Street is the island’s small main street, with restaurants and bars locals walk or bike to. Fort Moultrie, part of the National Park Service, and the Sullivan’s Island Lighthouse are here, and the beach runs the length of the island.

Getting around

The Ben Sawyer Bridge connects the island to Mount Pleasant, and Breach Inlet connects it to Isle of Palms. Downtown Charleston is about 15 minutes away outside of summer beach traffic. The island is served by the Charleston County School District and has its own elementary school.
