Downtown Charleston Homes for Sale and Neighborhood Guide
By Blake Heron, Realtor, Heron Homes CHS with eXp Realty.
Downtown Charleston is the historic peninsula between the Ashley and Cooper Rivers. This page covers the peninsula below the Crosstown, from South of Broad up through Radcliffeborough. You can walk to King Street, the Battery and Waterfront Park, and homes run from condos under $500K to homes over $10M.
Downtown prices right now. In September 2026, the median sale price downtown was $1.84M, all residential, Charleston MLS. September was a high month downtown. From May through August the monthly median ran $1.22M to $1.50M. See how Downtown compares to nine other Charleston areas.
What homes sell for downtown
Downtown prices cover a huge range. In the past year about four in ten sales closed at $2M or more, about one in seven at $4M or more, and about one in three closed under $1M. Here is how every closed sale broke down.

What is different about buying downtown
Historic district rules
Much of the peninsula is in the city's historic district, where exterior changes like windows, roofs and additions need approval from the Board of Architectural Review. If you plan to renovate, I help you understand what is likely to be allowed before you buy.
Parking and flooding
Many downtown homes have no off street parking, and some streets flood during king tides and heavy rain. I check parking, the flood zone and the insurance cost for every home before you make an offer.
Rentals
The City of Charleston has strict short term rental rules. If renting the home is part of your plan, I check what is allowed for that address before you commit.
Downtown neighborhood guides
Each guide has its own sales, prices and what to know before you buy. Figures are for the past 12 months, all residential, Charleston MLS.
South of Broad
The Battery, Rainbow Row and the oldest streets in the city. 107 sales at a median of $3.1M, with 22 at $6M or more.

Harleston Village
Colonial Lake and the College of Charleston. 60 sales at a median of $1.59M, from condos to homes above $7M.
Ansonborough
Restored single houses near the Market and the harbor. 30 sales at a median of $1.45M.
Cannonborough and Elliotborough
Spring Street restaurants near MUSC and Upper King. 32 sales at a median of $1.27M.
Condos
Many of the 46 sales under $500K were condos in buildings like Bee Street Condominiums and Berkeley Court, and in units across Ansonborough and Harleston Village.
Living downtown
Walkable
King Street shopping and restaurants, the Battery, Waterfront Park, Colonial Lake and Marion Square are all on foot. A lot of daily errands can be done on foot.
Close to work
MUSC, the College of Charleston and the hospitals are on the peninsula, and the Ravenel Bridge and the Crosstown connect you to Mount Pleasant, West Ashley and North Charleston.
Schools
Downtown is served by the Charleston County School District. Attendance zones follow exact addresses and can change, so I verify the assigned schools for every home with the district before you buy.
