Kiawah Island is a private, gated barrier island about 45 minutes south of downtown Charleston, with about 10 miles of beach, five resort golf courses including the Ocean Course, and the Sanctuary hotel. Homes range from resort villas to oceanfront estates, plus the private Kiawah Island Club and its Cassique community just off the island.

Blake's read on the market. Kiawah is one of the tightest luxury markets around Charleston. There were only 28 listings for sale in September, about two months of supply, and homes sold in a median of 17 days at 97.2% of list price. Single family homes sold at a median of $2.55M and villas at $850K. The top of the market is real, with sales of $17.78M, $11.75M and $10.35M in the past year. Good homes here do not sit, so buyers need to be ready.

What to know before you buy on Kiawah

Resort or club

The Kiawah Island Golf Resort and the private Kiawah Island Club are separate, with separate memberships. Owning a home does not come with either one. I walk you through what each offers and what membership involves before you buy.

Dues and closing fees

Every home pays community association dues, and many neighborhoods and villa regimes add their own. Some fees are due at closing. I gather the full list for every home so there are no surprises.

Rentals, flood and insurance

Many villas and homes are rented, and the town requires a business license for rentals. Most of the island sits in a flood zone, so I pull the flood zone, rental history and an insurance quote for every home before you make an offer.

Living on Kiawah Island

Beach, golf and nature

The Ocean Course has hosted the Ryder Cup and two PGA Championships. Beyond golf, the island has miles of bike paths, tennis, nature programs and a wide, quiet beach. Freshfields Village, just outside the gate, has shops, restaurants and a grocery store.

Getting around

Kiawah sits past Johns Island, about 45 minutes from downtown Charleston and a little longer from the airport. Seabrook Island is next door. The island is served by the Charleston County School District.
