French Quarter, Downtown Charleston

French Quarter Homes for Sale and Neighborhood Guide

By Blake Heron, Realtor, Heron Homes CHS with eXp Realty.

The French Quarter is the small, walkable corner of the peninsula between Broad Street, the City Market and the harbor, home to cobblestone Chalmers Street, the Dock Street Theatre, galleries and Waterfront Park. Most homes are townhomes and condos, including the Vendue Range buildings beside the park, with a handful of single family homes.

Blake's read on the market. The French Quarter is small and fast. There were 28 sales in the past year, and half of them sold within about 10 days at a median 97.2% of list price. Condos and townhomes, including the Vendue Range buildings, sold at a median of $2.16M, and the top sale was $8.75M at One Vendue Range. Good homes here rarely last, so buyers need to be ready before they tour.

What to know before you buy in the French Quarter

Historic district rules

Most homes here sit in the city’s historic districts, so exterior changes need approval from the Board of Architectural Review. If you plan to renovate, I help you understand what is likely to be approved before you buy.

Flooding and insurance

Some downtown streets flood during king tides and heavy rain, and others rarely do. I pull the flood zone, elevation details and an insurance quote for every home before you make an offer.

Parking and rentals

Many homes have little or no off street parking, and the city runs a residential parking permit program. Short term rental rules downtown are strict and generally require the owner to live on the property. I confirm both for every home.

Living in the French Quarter

Day to day

Waterfront Park and the Pineapple Fountain, the Dock Street Theatre, galleries and some of the city’s best restaurants are all within a few blocks.

Getting around

Broad Street, the City Market and King Street are a short walk away. The Crosstown and Interstate 26 connect to the rest of the area, and most daily life downtown happens on foot or by bike. The neighborhood is served by the Charleston County School District.
