South of Broad, Downtown Charleston
South of Broad Homes for Sale and Neighborhood Guide
By Blake Heron, Realtor, Heron Homes CHS with eXp Realty.
South of Broad is the oldest and most storied residential neighborhood in Charleston, running from Broad Street down to the Battery between the Ashley and Cooper Rivers. Its streets are lined with Charleston single houses, grand mansions on the water, hidden gardens and narrow alleys, steps from White Point Garden, Rainbow Row and the restaurants of downtown.
Blake's read on the market. South of Broad is the top of the Charleston market, and it moves fast for its price. Homes sold in a median of 15 days at 97% of list price. Single family homes sold at a median of $3.89M, and 22 sales closed at $6M or more, led by 51 East Bay Street at $21.03M, the biggest sale downtown in the past year. Townhomes and condos sold at a median of $1.93M, the most accessible way into the neighborhood.

What to know before you buy South of Broad
Historic district rules
Exterior changes need approval from the city’s Board of Architectural Review, and some homes carry preservation easements. If you plan to renovate, I help you understand what is likely to be approved before you buy.
Flooding and insurance
Some streets here flood during king tides and heavy rain, and others rarely do. Elevation and the age of the home change insurance costs a lot, so I pull the flood zone, elevation details and an insurance quote for every home.
Parking and rentals
Many homes have little or no off street parking, and the city runs a residential parking permit program. Short term rental rules downtown are strict and generally require the owner to live on the property. I confirm both for every home.
Living South of Broad
Walk everywhere
White Point Garden and the Battery promenade are at the foot of the neighborhood, and King Street shopping, Broad Street offices and some of the best restaurants in the country are a short walk away.
Getting around
The Crosstown and Interstate 26 connect to the rest of the area, and the Ravenel Bridge to Mount Pleasant is about 10 minutes away. Most daily life here happens on foot or by bike. The neighborhood is served by the Charleston County School District.
