Life on Folly Beach

Folly Beach sits at the end of Folly Road, about 20 minutes from downtown Charleston by way of James Island. Locals call it the Edge of America, and it still feels like a beach town first. Center Street runs from the bridge to the ocean with restaurants, bars, surf shops and coffee, and most of the island can walk or bike there. The fishing pier anchors the middle of the island, the Washout on the east side is where the surfers go, and the far east end looks out at the Morris Island Lighthouse. Folly Beach County Park holds down the west end.

Homes here run from original beach cottages and raised homes on the marsh to new oceanfront construction and condos near Center Street. Oceanfront, second row, marsh front and the quieter streets toward each end all trade at different prices, so the street matters as much as the house. Before you buy, look hard at the flood zone, the elevation certificate, insurance quotes and the city's rental rules if you plan to rent it out.
